Marina del Rey High-Rise Renovation

We were brought on to renovate this stunning corner unit in a high-rise building in Marina del Rey—an exciting opportunity with huge potential. The original layout had major design flaws, including awkward kitchen placement and unnecessarily low drop ceilings that made the space feel cramped.

Our team reimagined the space from the ground up. We opened up the ceilings to increase height and reworked the HVAC, plumbing, and electrical systems to support the new design. The kitchen was significantly expanded by removing partition walls, creating a more functional flow and a striking centerpiece featuring a bold island and peninsula combination.

Both bathrooms underwent full renovations, the powder room was refreshed, and all new flooring was installed throughout the unit. Every detail of this home is being thoughtfully upgraded in what is a full-scale transformation.

Demolition began on January 20th, and we’re on track to complete this renovation by May 30th. We’re proud to share the journey as it unfolds.

Architectural Planning & HOA Approvals

We begin every project by laying a solid foundation of coordination and compliance. This includes handling all correspondence and submissions with the Homeowner Association (HOA) to secure project approval. Simultaneously, we develop full architectural designs—collaborating closely with the client until every detail is finalized. Once approved, we manage the submission process for city permits and ensure all clearances are in place before moving forward.

Design & Material Selections

This is where vision meets specification. In Phase Two, we curate and finalize all finish materials and fixtures that define the aesthetic and functionality of the space. This includes tile, flooring, appliances, plumbing fixtures, lighting, cabinetry finishes, and hardware.

For this Marina del Rey project, we sourced premium brands such as Kohler, Miele, Dacor, and Toto to achieve a refined and cohesive look. All bathrooms are wrapped in Porcelanosa porcelain tile, and every fixture was selected with design integrity and performance in mind.

The kitchen features soft cashmere Kohler tones paired with Taj Mahal quartzite in a leathered finish, creating a luxurious yet timeless surface. A standout element is the custom-designed island with integrated LED detailing—a bold new design feature we’re proud to debut in this project.

Demolition & Construction

With all designs approved and materials selected, we move into active construction. This begins with precise demolition—removing outdated structures, ceilings, and walls to make way for the reimagined layout.

In this unit, we opened up the ceiling height significantly by removing bulky drop ceilings and reworking the mechanical layout. We carefully relocated HVAC lines, electrical pathways, and plumbing to support the new kitchen configuration and lighting plan. Framing, insulation, drywall, and rough-in inspections are completed during this phase to ensure everything is structurally sound and aligned with the approved plans.
