1041 Iliff Street

1041 Iliff Street

This home in the heart of Pacific Palisades was originally built in 2017 and underwent a stunning renovation just last year. Every detail—from the refined finishes to the thoughtful layout—reflected the owners’ vision of modern California living. Tragically, the home was lost in a recent fire that devastated much of the area.
Now, we’ve been entrusted with the responsibility to bring it back—better, stronger, and more resilient than ever. At LA Design Build, we don’t just rebuild homes—we restore stories, memories, and dreams. This project is a testament to our belief that beauty and durability can go hand in hand, even in the face of loss.
Stay tuned as we document the journey of 1041 Iliff Street—from demolition to design to its rebirth as a modern masterpiece.

Architectural Planning & Layout Design

Every project begins with vision and structure.
Our in-house team works directly with the client to translate ideas, lifestyle needs, and aesthetic goals into a fully developed architectural concept. We carefully study flow, scale, proportion, natural light, and spatial relationships — shaping each wall, opening, and transition with purpose.
From initial layout planning to detailed architectural drafting, we design the home as a complete system — not a collection of rooms.
Once the architectural set is developed, our structural engineer finalizes the engineering to ensure integrity, compliance, and long-term performance. The completed plans are then submitted to the city for approval and RTI (Ready-To-Issue), allowing us to move confidently into construction.
By the end of this phase, the home is fully designed, engineered, and approved — ready to be built with precision.

Material Selection & Design Specification

Once the architectural framework is defined, we move into the most detailed and defining phase of the project — material selection and technical specification.

This is where the home gains its character.

Working closely with the client, we carefully curate every visible and functional element of the home. This includes stone surfaces, flooring, tile, plumbing fixtures, appliances, doors and windows, hardware, specialty finishes, and integrated systems. Each selection is evaluated not only for aesthetics, but for performance, durability, installation compatibility, and long-term value.

We do not treat selections as isolated decisions. Every material is reviewed in relation to surrounding finishes, lighting conditions, architectural proportions, and overall design language. Samples are compared. Details are refined. Dimensions are confirmed.

At the same time, we document all specifications clearly — ensuring every product, finish, and system is approved and ready for procurement.

By the end of this phase, the project is no longer conceptual.
It is fully defined, fully selected, and fully coordinated — eliminating guesswork before construction begins.

Structural Build & Exterior Envelope

This is where the project shifts from drawings to physical form.

With permits secured and specifications finalized, we begin constructing the structural framework of the home. Site preparation and grading set the foundation for precision, followed by the installation of footings and structural concrete that anchor the build.

From there, the framing defines the scale and volume of the home, integrating structural steel where required. Roof systems are installed to establish long-term protection, and windows and exterior doors are carefully set to maintain alignment, performance, and architectural intent.

We then complete the exterior envelope — waterproofing, weather barriers, and exterior finishes such as stucco or cladding — ensuring the home is fully sealed and protected from the elements.

By the end of this phase, the structure stands complete and dried-in.

The house is no longer conceptual.

It exists.

Interior Craftsmanship & Final Execution

With the structural shell complete, the focus shifts inward — where precision, detail, and craftsmanship define the character of the home.

We begin by coordinating and installing all mechanical, electrical, and plumbing systems, ensuring seamless integration behind the walls. Insulation and drywall follow, creating the canvas for the finished interiors.

From there, the space begins to take shape. Custom millwork is fabricated and installed with exacting standards. Flooring, tile, and specialty surfaces are laid with precision. Countertops are templated and set. Interior doors, hardware, plumbing fixtures, and lighting are carefully installed to align with the design intent established in earlier phases.

Painting and final wall treatments complete the visual composition, followed by meticulous detailing and punch to ensure every element meets our standards.

This is the stage where vision turns into atmosphere.

The house is no longer a project — it becomes a home.
